We arrived back from hols to be told by our neighbor that the roof on the house front was dipping more than usual. hubby checked the attic and found that the main beam had a crack in it. Our new insurance company said it wasn't their problem as the dip must have been ongoing for a while and to go back to our previous company. They checked the damage and said that the dip was caused by the fact that when the house was retiled the roofers should have strengthened the purlins. Why didn't anyone mention this at the time. The roof was originally slate and the new roof was concrete tile, the extra weight has stressed the wood. They said because of that , it wasn't their problem and to go back to the council who approved a grant and shouldn't have passed the work in the first place. Our new roofer , very well recommended said that because quite a few years have passed the council probably won't help.The roofers are no longer in business and have moved on. round in circles or what.

That sounds like an expensive nightmare Beanie. Can you get someone to strengthen the beam in some way.

What a nightmare.Insurance companys try to pass the blame if they can. You pay your home contents and building insurance every year hoping for peace of mind.

That is so bloody typical of insurance companies. They are happy to take your money month after month but when you try to make a claim, they do everything they bloody can to weasel out of it. I would check the small print of your policy very carefully to see if you can actually make a claim. Don't just take their word for it because I suspect they tell people that all the time just to fob them off.

How frustrating Beanie! Why indeed do we bother paying for insurance if that is their response to a serious problem!! I would have thought that the current insurers had a responsibility to deal with the matter, and then reclaim if appropriate. I'll get o.h. to look into your suggestions, we've already had an estimate for the front elevation of the roof. we're afraid that if we argue too long with the insurance the whole lot will fall in and then there will be the problem of the ceiling underneath to deal with as well. The rest of the house has much stronger timbers, maybe because it was added on at a later date, in time we 're hoping to replace the all of the roof tiles.

The roofer must have been worried as well, because the scaffolding has gone up and he's already stripped off the old tiles and replaced the rafters. He's going to replace the old tiles with a new synthetic one . Much less weight.

Definately not for free Barbara, he wasn't the one who put a dodgy roof on. That one has moved on and is no longer in business

I would play hell with your insurers. You pay them the premium, up to them to try and reclaim the money from whoever was responsible.
I'd write to them explaining, very politely, why they should sort it. If they decline to pay up, ask them for a final response letter so you can take the issue to the FOS.
